Killam Apartment REIT (TSX:KMP.UN), is a growth-oriented real estate investment trust which owns, manages and develops multi-family residential properties in Atlantic Canada, Ontario, Alberta & British Columbia. Killam is focused on maximizing its value and long-term profitability through increasing earnings, expanding the portfolio through acquisitions, and developing high-quality properties in its core markets.
We are currently searching for a self-motivated Project Manager, Operations (Mechanical, Electrical, Plumbing) who will oversee and manage improvement projects for Killam’s properties, including HVAC and building automation, while conducting data analysis and supporting energy incentive programs.
What you will do:
• Manage the execution of improvement projects, including HVAC, building automation, metering, and water efficiency projects;
• Identify and develop strategic projects to improve the operation, maintenance, and energy efficiency of Killam’s properties;
• Troubleshoot building systems while participating in commissioning and retro-commissioning activities, providing technical input on improving operation;
• Evaluate mechanical and electrical systems for optimized performance and efficiency;
• Prepare comprehensive reports and present to colleagues with recommendations for optimizing building operations, detailing deficiencies observed in current operation;
• Review design criteria, specifications, drawings, and equipment submittals relevant to commissioning on new construction and retrofit projects;
• Participate in functional testing for various MEP systems, including fire alarm and building automation systems, HVAC, chillers, and heating plants;
• Compile observations from testing procedures and communicate to both internal and external stakeholders through clear, concise reports and presentations;
• Organize and lead regular meetings with colleagues to review project progress;
• Conduct data analysis produce energy performance reports for isolated energy efficiency measures;
• Analyze properties within the portfolio for trends and anomalies in energy consumption;
• Undertaking data analysis to identify trends and opportunities for operational improvement and potential cost reduction;
• Identifying anomalies and performing a gap analysis of energy data, identifying corrective actions that improve the efficiency of data capture;
• Supporting applications for energy incentives and grant programs, as required.
Who you are:
• Minimum of 5 years of experience working with electrical or mechanical building systems;
• Bachelor’s degree or an engineering technology diploma in a mechanical or electrical field;
• Experience with the retro-commissioning or energy audit process would be valuable;
• Strong technical and analytical skills and attention to detail;
• Excellent written and verbal communication skills;
• Demonstrated ability to work collaboratively in a team environment;
• Clear, concise and professional communication skills, both verbally and in writing;
• A high level of competency in Microsoft Excel and other Microsoft Office packages;
• Professional certifications related to working on high performing buildings are valued but not considered essential for the position. Some examples include Certified Energy Manager (CEM), Certified Commissioning Professional (CCP) and High Performance Building Design Professional (HBDP).
